Highest and Best Use--Lodging "Rack"rates

At one of the public meetings for De Anza, several participants pointed out that a $49 room rate was not very high.  This room rate was arrived using conservative forecasting, and the De Anza has every possibility of obtaining higher room rates, dependent on the renovation  performed on the property, the operator/manager, and most the marketing that is performed.

The table below indicates going room rates for other hotels in town and provides an indication of where the De Anza might end up as a "rack" rate.  This will be dependent upon the other mixed uses and the marketing done to attract visitors to a unique experience.

The table below is a summary of a recent survey was printed in the NM Business Weekly February 7-13, 2003 issue as a summary of the typical room rate for single business off-season.  An informal follow-up survey determined quoted rates were anywhere from $10 to $25 lower per night.
